The first thing is that Serenity Reserve is located in a very safe area in the Lake Nona area. The community will have an electronically monitored gate for residents who will also control who can come in to visit. There will be a 6′ Architectural Stone wall fence around the perimeter of Serenity Reserve and the Community Common Areas will be well-lit. Your home will be wired for two security pads so you make the choice of what system to install. Each home will have smoke/carbon monoxide detectors.

Your Serenity Reserve Wellness and Lifestyle Center will have a large swimming pool and deck, commercial style kitchen with a dining area for 75+ people, outdoor cooking/picnic area,meeting room, movie theater, Yoga studio, prayer/meditation area, fitness center, card/activity room, library, daily activities and more. A distinctive water feature will be the “center piece” of the area. Well-lit walking paths will be winding through the community and the common areas will be professionally landscaped.
Yes. We can offer several designs to choose from and there is room for a pool in the back.
The HOA will be managed by a professional, experienced company. The modest dues for each homeowner will be set by the HOA to manage the community and will typically manage the common areas, community landscaping, lawn landscaping/irrigation, on ground lighting, front gate security and clubhouse/swimming pool maintenance. The HOA will also control the architectural standards such as your lawn landscaping and exterior paint to make sure the standards and appearance of Serenity Reserve are not compromised.
While all construction can be disruptive, we will minimize by: building in “phases” to limit exposure of those who move in to the construction process; limit hours the contractors can work; limit noise (no radios or loud music); and regular waste pickup to keep the job sites clean and free of debris. In addition, all contractors, subcontractors and service providers will be insured, licensed and understand and agree to what safety and other rules are and that they need to be followed. We will have Serenity Reserve personnel on site with a Professional, Certified Construction Manager overseeing the project regularly.
